Michigan Concrete Requirements for Commercial Properties

Commercial concrete in Michigan must be designed and installed to handle the state's extreme climate conditions. Key factors that affect performance include:

Freeze-thaw resistance: Concrete must be air-entrained for Michigan applications. Air entrainment creates microscopic bubbles that give water room to expand when it freezes, preventing surface scaling and cracking.

De-icing compatibility: Concrete in areas subject to salt or chemical de-icers requires higher strength mix designs and quality finishing. Calcium chloride is especially aggressive on concrete and should be avoided where possible.

PSI specification: Commercial applications typically require a minimum 4,000 PSI mix design, with higher strength (4,500-5,000 PSI) for heavy vehicle loading areas. We specify the right mix for your application.

Control joints: Properly spaced and sealed control joints prevent random cracking. Joint placement is one of the most important factors in commercial concrete longevity.

Yes. This is common for commercial properties. We frequently install asphalt parking areas, concrete curb and gutter, and concrete entrance aprons as part of a single project. One contractor managing both surfaces simplifies coordination and keeps joints between surfaces properly detailed.

What concrete mix do you use for commercial work?

Standard commercial concrete is 4,000 PSI air-entrained mix for Michigan conditions. Heavy vehicle areas like loading docks and forklift paths use 4,500-5,000 PSI. We specify the right mix design for each application based on load, exposure, and drainage conditions.

How soon can you pour concrete after demo?

Typically same day or next day after removal. Sub-base condition determines timeline. If sub-base repair or grading is needed, we handle that before the pour to ensure proper support.

Do you handle ADA accessibility work in concrete?

Yes. We install ADA-compliant curb cuts, detectable warning surfaces (truncated domes), and accessible path transitions. We work with ADA compliance specifications for commercial properties.

What is the difference between a control joint and an expansion joint?

Control joints are planned weakening lines in the concrete that encourage cracking to occur in predictable locations rather than randomly. Expansion joints are gaps filled with compressible material that allow the slab to move with temperature changes without pushing against adjacent structures. Both are essential to a properly constructed concrete installation.
